Most people decide they want to build a custom home long before they decide where to put it. That order makes sense. The house is the dream. But after years of building across this region, we can tell you the land decision shapes the finished home more than almost anything else. The lot sets your views, your privacy, your ceiling on square footage, and the rhythm of your daily life once you move in.


So before the floor plan, before the finishes, the question worth sitting with is this one. Where in Lake and Sumter County should you build?


This is our home. We build here, we live here, and we know these communities the way you only can after working in them. Here is an honest look at the areas worth your attention, and who each one tends to suit.


Why Lake and Sumter County in the First Place


For buyers relocating from larger markets, the appeal of this area takes a minute to register and then it does not let go. You get rolling terrain that is genuinely rare for Florida, real water you can navigate, and lot sizes that have all but disappeared closer to Orlando. You are roughly forty minutes from Orlando without paying the Orlando price in land or density.


The other thing relocating buyers notice is separation. The luxury pockets of Lake County hold larger lots and lower density than comparable spots nearer the city. That means a custom home with real distance from your neighbors, mature landscaping, and the room to build a true estate setting rather than a large house on a small lot.


Building on the Harris Chain of Lakes


If water is the reason you are moving here, the Harris Chain is the center of gravity. It is a network of eight interconnected lakes, including Harris, Griffin, Eustis, Dora, and Beauclair, joined by canals and rivers so you can travel between towns entirely by boat. Lake Harris alone covers roughly forty five hundred acres. This is not a pond behind a subdivision. It is a boating lifestyle that rivals coastal living, without the coastal congestion.


Waterfront and canal front lots with direct chain access are the prize here, and they reward a builder who understands shoreline construction, dock and lift work, and how to orient a home so the water does the work in every main room. If you want miles of open view from a second floor owner's suite, this is where you find it.


This area suits the buyer who organizes life around the water. Boaters, anglers, and anyone who wants the lake to be the first thing they see in the morning.


Leesburg and the Lakefront Core

Leesburg sits at the heart of the chain and is where a great deal of the area's waterfront character lives. It is central, it is connected to the water, and it still holds lakefront and near lakefront parcels suited to a custom estate. For buyers who want the chain lifestyle with easy reach to amenities and the rest of Central Florida, the Leesburg area is a natural starting point.


Mount Dora

Mount Dora is the area's charm in concentrated form. A historic downtown, festivals through the year, lakefront parks, and a walkable character that very few Florida towns can claim. It sits on the northern shore of Lake Dora, part of the chain, so waterfront building is on the table here too, alongside gated communities and larger private lots a short drive from town.


Mount Dora suits the buyer who wants culture and walkability within reach of the front door, and who values being part of a town with a real identity rather than a development with a name.


Umatilla and the Case for Private Acreage

Not every buyer wants neighbors within sight, a community gate, or a homeowners association telling them what they can plant. For those buyers, the answer is acreage, and the more rural northern stretches of the county around Umatilla are where that becomes possible at a scale that has vanished elsewhere.

We have direct experience here. The largest residential home currently under construction in Lake County is an estate we are building in Umatilla. Acreage of this kind opens up what a home can be. Room for equestrian facilities, long private approaches, guest accommodations, and the kind of grounds that make a property feel like a retreat rather than a residence.

Clermont and the Southern Hills


Toward the southern end of the county, the terrain near Clermont gives you something Florida rarely offers. Real elevation. That means custom home sites with genuine walkout lower levels and long water views from upper floors, on lots large enough for serious recreation. Downtown Clermont has grown into itself with a waterfront of parks, trails, and restaurants. For the right buyer, the hills here are worth the look.



Sumter County


Sumter County brings a different calculus. The corridor around The Villages and the surrounding communities has drawn an enormous relocating population, and with it, demand for homes that rise above the standard offering. If you are early in this and the map still feels open, a few questions tend to settle it quickly.


Is the water the point, or is the land the point? If you cannot imagine the home without a dock, you are looking at the Harris Chain and Leesburg. If you cannot imagine it without acreage and privacy, you are looking north toward Umatilla.

Do you want a town, or do you want a retreat? Mount Dora gives you a town with a heartbeat. Acreage gives you quiet and control.


How much separation do you need from your neighbors? That single answer pushes most buyers firmly toward one end of the county or the other.


There is no wrong answer here. There is only the answer that fits how you actually want to live.
